How can a line of credit help me?
With a Line of Credit, you gain the ability to secure multiple property loans, each attached to a specific property. Each property with a loan is the collateral. Your Line of Credit is available for 12 months from the date of loan closing.
What is the max eligible loan amount?
$5,000,000
Borrower Financials:
To qualify for a Line of Credit, the borrower or guarantor must demonstrate liquidity to meet closing cost (including third party fees) and minimum reserves requirements. Liquidity is a vital component, and borrowers are required to provide proof they have access to cash.
Experience Rule:
For those investors who have completed over 10 investment property projects in the past 36 months and meet the credit and liquidity requirements may be qualify for up to 90% Loan to Cost (LTC). Meaning your down payment is 10% of the purchase + cost repairs (rehab budget).
Investor Line of Credit Renewal or Line Increase:
Your approved Exposure Line of Credit is good for one year. Renewal is necessary to maintain your eligibility for property loans against the line in the future. When the time comes, we’ll just ask each to provide us with their most recent bank statements, credit reports, and Personal Financial Statements (PFS).
Consideration for a Line amount increase can be explored after three months from the previous Line of Credit Approval.
