The debt coverage ratio (DCR) is the ratio between the property’s Net Operating Income (NOI) for the year and the Annual Debt Service (Principal, Interest annual mortgage payment).
Debt Coverage Ratio = Annual Net Operating Income/Annual Debt Service
Net Operating Income is the property’s gross operating income less the sum of all operating expenses.
Net Operating Income = Gross Operating Expenses (-) Operating Expenses
The Capitalization Rate (Cap Rate) is used to express the relationship between a property’s value and its Net Operating Income (NOI) for the current or coming year.
Capitalization Rate = Net Operating Income/Current Market Value
Value = Net Operating Income/Capitalization Rate
Net Operating Income = Current Market Value x Capitalization Rate
